Bedford Parkade and Commercial Development

Winnipeg, Manitoba

This mixed-use project combines heritage preservation with adaptive re-use, replacing a surface parking lot between two designated heritage structures in Winnipeg's historic Exchange District. The parkade primarily serves the office tenants of the adjacent 7 storey Bedford Building. On the opposite side, the crumbling exterior of one of Winnipeg's early Mercantile buildings has been faithfully re-assembled using photometric techniques. More than a million points of information were recorded prior to demolition to ensure accurate re-construction of the facades, partially enclosing 2 sides of the new parking structure. The Exchange District is designated as a National Historic Site, and the project was therefore subject to the scrutiny of Winnipeg's Urban Design Advisory Board and the Historic Buildings Committee.

157 parking stalls are provided on 6 levels, including one level below grade. At street level, shops and services are enclosed by a transparent storefront. The parking decks are obscured by a stainless steel mesh façade, coupled with aluminum curtain wall glazing to introduce a completely contemporary expression for the intervening building. The project was completed in 2010 at a cost of $8.0 million.
