Inner City Youth Alive Master Plan and Campus

Winnipeg, Manitoba

When a fire destroyed its campus woodshop, ICYA, a faith-based, not for profit outreach organization determined the time was right to redevelop its campus to accommodate service expansion. ft3 first created a Master Plan to evaluate steps required to bring the building up to Code and accommodate seven different occupancy types: a school, drop-in centre, offices, storage garage and a mechanical garage including welding and woodshop.

Following the Master Plan, the design project involved relocation of the drop-in centre to the former woodshop, creation of a gymnasium for basketball, rock climbing and ball hockey, a loft for small group counseling or meetings, a small classroom and drop-in area with snack bar. Also included were accessible washrooms, a climbing wall, exterior ramp and entrance, new roof, foundation improvements and insulation of the building envelope.

The building area is approximately 8,440 sq. ft. (784 m²) the total building space being 18,840 sq.ft. (1,750 m²). The drop-in centre is 3,225 sq.ft. (300 m2). Total value of the project is approximately $800,000.
